3D/BIM Coordination

3D/BIM Coordination refers to the process of using Building Information Modeling (BIM) and three-dimensional drafting tools to design, model, and coordinate fire protection systems within a shared digital building model. This coordination ensures that fire sprinkler piping, equipment, and components are accurately integrated with architectural, structural, mechanical, electrical, and plumbing systems before construction begins.

When performing 3D/BIM coordination, S&S Fire Protection will:

  • Develop detailed 3D fire protection models using Revit, AutoCAD, Navisworks, or similar platforms.
  • Collaborate with all project trades to identify and resolve spatial conflicts and routing issues through clash detection meetings.
  • Produce coordinated shop drawings, hanger layouts, sleeve drawings, and installation details derived from the final BIM model.
  • Integrate equipment such as risers, valves, pumps, tanks, compressors, and special-hazard components into the coordinated model.
  • Adhere to project BIM Execution Plans (BEPs), client modeling standards, and LOD (Level of Detail) requirements.
  • Support prefabrication by generating precise spool sheets, material lists, and installation points.

Characteristics & Benefits:

Clash-free installation
Minimizes field conflicts and rework by resolving issues digitally before construction.

High accuracy
Provides precise routing of sprinkler piping, equipment placement, and coordination with other building systems.

Supports prefabrication
Enables efficient off-site fabrication of pipe and assemblies.

Improves project scheduling
Enhances communication and reduces delays during construction.

Industry standard for complex projects
Widely required for hospitals, high-rises, industrial facilities, and large commercial jobs.
