Plan/spec—short for plans and specifications—is a project delivery method in which a fire protection contractor provides pricing and installation based on design documents prepared by others, typically an architect, engineer of record, or fire protection consultant.
In a plan/spec approach, S&S Midwest Fire Protection will:
- Review the pre-prepared fire protection drawings, specifications, and scope issued for bidding.
- Submit a bid based solely on the provided plans, specifications, and addenda.
- Once awarded, produce shop drawings and supplemental calculations that conform strictly to the engineer’s design intent and the contract documents.
- Procure materials and install the fire protection systems according to the approved contract documents.
- Coordinate with the authorities having jurisdiction (AHJ) and perform testing and commissioning.
Characteristics & Benefits:
Design responsibility lies with the engineer of record
In this case, as fire protection contractor, we implement the design but do not develop the engineering basis of the system.
Competitive bidding
Contractors typically compete on price using the same design documents.
Clear scope definition
Project requirements are established in the issued plans and specifications.
Contractor focuses on execution
Installation accuracy, code compliance, and adherence to the specified design are the primary responsibilities.
