Tenant Improvements

Tenant improvements (TIs) refer to modifications, renovations, or upgrades made to an existing leased or occupied space to meet a tenant’s functional, aesthetic, or code-compliance requirements. In fire protection, TIs typically involve evaluating, designing, and installing fire sprinkler, alarm, or suppression systems to accommodate new layouts or occupancy changes without altering the entire building system.

When performing tenant improvements, S&S Fire Protection will:

  • Assess the existing fire protection systems and identify any required modifications for compliance and coverage.
  • Design and install additional sprinklers, piping, or alarms to accommodate new partitions, walls, or occupancy changes.
  • Ensure all work aligns with NFPA standards (NFPA 13, NFPA 72, NFPA 25) and local codes.
  • Coordinate with architects, contractors, and the building owner to minimize disruption.
  • Conduct testing, flushing, and commissioning for all modified or new systems.
  • Assist with permitting and AHJ approvals specific to the tenant improvement scope.
